Lumi Tropicana is the latest development to take place in the upscale suburban section of Tropicana in Petaling Jaya. This leasehold property is under the flagship of developer Thriven Global Berhad. Formerly known as Mulpha Land, a multi-property developer ranging from healthcare to hospitality, the restructuring was made due to a change in business strategy that aims to focus more on lucrative developments in northern and central Peninsula Malaysia. In line with the recent change in business objective, the idea for Lumi Tropicana was nurtured as an integrated development of serviced residences, SoHo suites and retail shopping outlets.
The first of its kind in the proposed Lumi Tropicana Collection by the developer, the property aims to be a centre where lifestyle, business and leisure can meet. At the moment, only the serviced residence has been launched with the other two still being kept on hold by the developers. True to the objective of a serviced residence, Thriven Global has not barred any expense in ensuring that the home owners will live in the lap of luxury. Staying true to their prior experience as a hospitality property developer, the serviced residence will come with a 12-hour concierge service. The services of the concierge will be all-encompassing inclusive of facility booking arrangements, management rental needs as well as home maintenance arrangements besides the usual guest ushering duties. Like all serviced residences, recreational facilities are customary as it comes, but Lumi Tropicana sets itself apart by providing a mini golf course, a ground for remote controlled toys, a wine lounge and a rooftop library as part of its facilities.
If the mini golf course on the residence will not do, one can just take a 5-minute drive to the Tropicana Golf & Country Club to ensure a more fulfilling golf exercise. For other leisurely activities, head over to the affluent city of Kota Damansara, where one can visit the Curve, IKEA, One Utama, all at a mere 10-minute drive away. When you have medical emergencies, fret not as medical institutions such as Ara Damansara Medical Center, KPJ Damansara Medical Hospital and Subang Jaya Medical are all within 15 to 20 minutes drive away. Tropicana is also a hub for educational establishments for all ages from St Joseph International School to Taylor’s University. At the moment, there is no existing public transportation aside from buses, but an LRT line 3 and an MRT Line 1 station is reportedly under works. Access to Lumi Tropicana is convenient, with New Klang Valley Expressway (NKVE), Lebuhraya Damansara-Puchong (LDP) and Federal Highway within a short distance.
Posh neighborhood aside, the facilities within the serviced residence is worth writing about. With luxury personified as the keyword here, each block of the four apartment complex will be assigned a round the clock receptionist and in-housekeeping services. While infinity pools in serviced residences have become quite the norm lately, Lumi Tropicana has gone one step ahead by building 190 meters long rooftop aquatic wonder to rival that of the Marina Bay Sands in Singapore, which incidentally falls short by 40 meters.
There will be four blocks of residential units, each appropriately named Play, Action, Wellness, and Business & Lifestyle. Each block will consist of 35 storeys and will have six units per floor to ensure privacy for its inhabitants. The total units overall will be 744. The built up area ranges from 862 sq ft to a whopping 2,218 sq ft. The smallest units will come with 2 bedrooms and no balcony and one parking bay whereas the largest unit will have a three balcony view with a private garden/terrace and three parking bays. All units will be furnished with built in kitchen cabinets and electrical appliances in the like of a microwave oven and a washer –dryer combo. All bathrooms will have a separate water closet and shower area with a glass shower door. The biggest unit will have a Jacuzzi for two in the bathroom with glass windows allowing scenic views of Tropicana.
At a starting price of RM 857,650, the serviced residence is priced quite reasonably considering the myriad of facilities made available for residents. Priced at RM 915 per sq ft, the smallest units of 862 sq ft were already sold out on the first day of the launch. The maintenance fee is priced at a surprisingly low RM 0.33 per sq ft. The completion date is expected to be in 2019.
A catch though Lumi Tropicana may be, you can take a look at other developments by Thriven Global Berhad to judge their development quality before making a decision. The completed Enclave @ Bangsar would be a good place to start. Petaling Jaya is also home to several notable developments such as 1120 Park Avenue, Amcorp Serviced Suites, Ameera Residences @ SS2, Apartmen Bayu, and Apartmen Kampung Tunku.
