Property Management – Residential

From day-to-day management to all sorts of troubleshooting, we take care of anything and everything relating to the communal life of condominiums, apartments, high-rise residential buildings, gated communities’ owners under the auspices of the Management Committee (under the authority of JMB/MC) or during the Developer’s management period.

Our daily tasks including:

  • To provide our professional advices to the Management Committee on all important matters from time to time;
  • To play our role as Building Manager and also as a mediator between the Management Committee, the service providers, the owners/purchasers and also the residents;
  • To properly maintain and manage the building and the common property, and keep it in a state of good and serviceable repair;
  • To monitor and assess the working performance of the site staffs;
  • To assist in monitoring the service performance of security guards, cleaners, and all other service providers;
  • To put on notices for all important announcements or decisions made by the Management Committee;
  • To attend regular meetings with the Management Committee and to prepare all necessary paperwork for reporting during the meetings;
  • To liaise with and highlight to the Management Committee on all critical issues which may need their immediate attention;
  • To source for quotations from contractors and/or suppliers as to ensure all the expenses are valued for money;
  • To ensure all the money collected from the owners are banked-in within the agreed working days;
  • To provide back-up and emergency support outside the working hours of the Management Office;
  • To effect insurance against risks and also to assist the JMB/MC in putting up insurance claims; and
  • To liaise with the Commissioner of Buildings (COB)’s department of your respective local council and all other related government agencies.

Property Management – Commercial / Industrial

Property management for commercial or industrial buildings like offices, retail spaces, shopping arcade, commercial centres and light industrial buildings encompasses the tasks and responsibilities of operating an income-producing property.

This involves how to prioritize and execute a wide array of tasks, including advertising, marketing and leasing processes. We also deal with work order management, service contracts, financial reports and event planning, as well as general property upkeep and preventive maintenance.

With our Total affiliates’ vast expertise in business transformation, we are able to provide other value-added services including social media and influencer marketing, re-branding exercises, corporate and commercial Public Relations (PR) to suit the needs of business owners as well as your tenants.

Facility / Maintenance Management

We offer standard integrated facility management services, and also customised maintenance management, consultancy and facility audit services. International quality and safety standards have always been key to our deliveries.

These include security guard services, cleaning services, chargeman services, pest control services being provided by our associates or through third party service providers.
